Case study: The largest eco village in Cornwall

West Carclaze Garden Village is a 21st Century lakeside community built around the unique and historical China clay landscape of St Austell, Cornwall.  With health and sustainability as its core values, when complete the project will include: 1500 ‘EPC A rated’ homes, a village centre, community allotments and a 350-acre managed country park that includes 5 lakes and numerous trails.

The development aligns with the government’s ‘Build Back Better’ mission and will achieve carbon net zero by 2050 and be carbon positive from then on. The two on site solar farms will also produce enough electricity to offset the amount produced by 1,136 of the highly energy efficient homes being delivered.

We are excited to manufacturing and installing all the windows and doors on this project, which play a big part in making the new homes ‘EPC ‘A’ Rated’ – a rating that fewer than 0.2% of homes are achieving at the moment in England. The new homes also exceed requirements for air tightness and insulation, meaning that they use less energy to run and keep energy bills as low as possible.

For this project, we used our new ‘Logik Flush Sash’ profile for the manufacturing of French doors, tilt-and-turn and casement windows. These products were selected for their stunning modern style and market-leading energy efficiency. Thanks to their multi-chambered frames, they meet the highest energy efficiency ratings, and the flush sash profile also provide excellent heat and noise insulation, security, and strength as standard.

We glazed each item with Pilkington ‘4mm 4S Toughened (Suncontrol) glass. Each argon gas filled unit also uses heat-reflective technology, which keeps the heat inside the property, providing energy efficiency achieving and overall U -value of 1.2 W/(m2·K).

We also supplied and installed Xtreme composite doors, which thanks to a high-density foam core which offers excellent strength and thermal performance, and a durable Glass Reinforced Plastic (GRP) skin to offer unparalleled protection from the elements as well as PAS24 Security protection.
